  • Using out-of-season photography: There’s nothing that screams ‘stale listing’ like seeing snow on the driveway or, worse, a Christmas tree in the living room, in a March search result. Buyers want to see how the home looks now and it reminds them this property has been up for a while.

  • Ignoring the first five seconds: Each season brings its own curb appeal challenges. In spring, it’s overgrown weeds and gardens that need a little TLC. Failing to clear the path or tidy the entrance to your home makes buyers wonder if the rest of the house has been neglected too.

  • Neglecting seasonal maintenance: On that note, buyers are savvy. In winter, they’ll check for draughty windows and in summer, they’ll look at the ventilation. Don’t wait for the survey to find out your gutters are blocked or your boiler is on the blink.

  • Getting the feel wrong: A home should feel like a sanctuary for the current weather. If it’s freezing outside but your heating isn’t on for viewings, or if it’s a heatwave and the curtains are all drawn, the buyer won’t feel at home.

  • Overpricing based on last season: The property market moves fast. Just because your neighbour sold for a certain price six months ago doesn’t mean the current seasonal demand is the same. Likewise, if your property has been up for sale for a while, ask for a fresh valuation.
