Comply with safety regulations
Just like any other rental, a student property must meet strict safety standards. This includes having a valid Gas Safety Certificate, working smoke and carbon monoxide alarms, up to date Electrical Installation Condition Reports and fire-safe furnishings as well as clear escape routes.

For ease, most students will be looking for fully furnished accommodation. Each bedroom should therefore have a bed, desk and wardrobe and communal areas typically contain a sofa and dining table. You may also want to include basic kitchen appliances like a fridge, freezer, microwave and washing machine. Durability matters so choose sturdy and easy-to-clean items rather than luxury.

If your property has five or more unrelated tenants, you might need an HMO license. It’s important to check local requirements to stay compliant.
