26 Oct How to winterproof your rental property: a guide for landlords
As the colder months approach, landlords across Manchester face the challenge of protecting their investments from freezing temperatures, damp and boiler issues. And, by taking a proactive approach to seasonal maintenance you can prevent costly emergency call-outs and keep your tenants safe and happy.
Boiler and heating servicing
A boiler or heater breakdown during the winter is every landlord’s worst nightmare. But there are a few things you can do. Ensure your annual Gas Safety Check is complete and bleed all radiators across the property while checking the system pressure. Trapped air prevents radiators from heating effectively so it’s an important and quick task to do. You may also want to remind tenants to keep the heating on low if they plan to go away to prevent frozen pipes.
Pipe protection and insulation
Frozen pipes can burst and lead to thousands of pounds worth of water damage in just a few hours. That’s why it’s important to insulate external pipes as well as those in unheated spaces like lofts or basements using foam pipe lagging. You should also inform your tenant where the main stopcock is and make sure they know how to turn it off.
Damp and condensation prevention
During the winter, there’s an increased risk of damp and mould due to reduced ventilation and drying clothes indoors. With this in mind, double check that extractor fans in the bathroom and kitchen are working properly. And, advise your tenants on keeping the heating on low, opening trickle vents and using dehumidifiers or clothes dryers instead of drying wet washing directly on radiators.
Roof, gutters and exterior inspections
Exterior issues can go unnoticed until heavy rain or snow causes a serious leak. One of the biggest things to look out for is fallen leaves which can clog drainage and lead to overflowing water onto brickwork and penetrating damp. You should also inspect the roof for loose tiles and any other visible concerns that could let water in.
