The Rental Process

Rental Valuation

Renting out your property can seem a daunting task but our experienced team will provide you with an honest and realistic valuation in order to ensure you get the best price for your property as quickly as possible. Our knowledge and experience of the local areas allows us to provide accurate figures and only the best advice. We will talk you through the process and answer any questions you might have so you are confident about the steps ahead.

Marketing the Property

All our properties are advertised on several property websites including Rightmove and Zoopla. We combine this with the our continued investment into online advertising with the use of Google Ad words and ensuring our own website moves with the times and remains up to date.

Viewings and Feedback

When the property hits the websites we receive calls and e-mails from prospective tenants looking to arrange appointments. We ensure all relevant information is taken on each applicant when registered such as; when they are looking to move, how long a tenancy they require and whether they are professionals or students. After each viewing, we will contact you within 24 hours to give you detailed feedback.

As soon as an offer is received we will contact you and inform you of the full details along with any conditions such as; the move in date and how the tenants wish to pay (upfront or monthly). We will provide you with as much information on the prospective tenants and give you our advice on who we feel may be best suited. The decision is then up to you.

Accepting an offer

Once you accept an offer we will arrange for the new tenants to transfer the deposit into our company account before lodging it in the Deposit Protection Service (DPS) which is a legal requirement. We will then immediately pass their details to a referencing company who will carry out the necessary background checks by asking for references from previous landlords and employers. A credit check will also be carried out

Tenant Referencing

There is an online account with the referencing team which means we have full access to every file and keep track of the progress being made. Once we have been informed the tenants have passed all relevant background and financial checks, we will arrange for them to come into the office on the date they are due to move in. It is at this point we take copies of their ID and go through the tenancy agreement highlighting all important sections such as our no smoking policy before handing over the keys.
